What the banks quote
All six price off an SBR of 2.75%. The band is the published spread for a standard housing loan before negotiation.
| Bank | SBR | Effective band | Product |
|---|---|---|---|
| Maybank | SBR 2.75% | 3.80% – 4.15% | Standard housing loan, tiered by margin |
| CIMB | SBR 2.75% | 3.85% – 4.20% | Standard housing loan |
| Public Bank | SBR 2.75% | 3.80% – 4.10% | Standard housing loan |
| RHB | SBR 2.75% | 3.90% – 4.25% | Standard housing loan |
| Hong Leong | SBR 2.75% | 3.90% – 4.30% | Standard housing loan |
| AmBank | SBR 2.75% | 4.00% – 4.30% | Standard housing loan |
Indicative only: the margin you are offered depends on the property, the margin of finance, tenure and credit profile. Quoted rates change without notice.
What moves your rate
- Margin of finance. 90% is priced above 70% — the bank carries more risk on the same property.
- Tenure. 35 years is priced above 25, because the exposure is longer.
- Lock-in. A three-year lock-in buys a lower rate and costs 2–3% to exit.
- MRTA or MLTA. Bundled cover can move the rate either way; compare the all-in cost, not the headline.
How to use these numbers
Run your own figures through the home loan calculator, then check the instalment against the stress-test rate the bank uses (typically 4.30% or higher). If the higher instalment is uncomfortable, the loan is too big whatever the headline rate says.

Frequently asked
What is the SBR right now?
The Standardised Base Rate tracks the Overnight Policy Rate one-for-one, so it is 2.75% while the OPR is 2.75% — unchanged since 9 July 2025.
Why is my effective rate higher than the SBR?
The SBR is the benchmark, not your price. The bank adds a spread for the margin, tenure, lock-in and your credit profile; that spread is the negotiable part.
How often is this page updated?
Monthly, and immediately after every Monetary Policy Committee decision. The verification date sits at the top of the table.
