Malaysian loan basics

How banks decide: OPR, DSR and your CCRIS

Most Malaysian home loans float with the OPR (overnight policy rate set by Bank Negara). Your application is judged mainly on the Debt Service Ratio โ€” total monthly debt commitments divided by net income. Most banks approve up to 60โ€“70% DSR. CCRIS/CCS records show your payment history; even one late payment on any loan can affect approval.

Stamp duty when buying a home

  • First RM100k: 1%
  • Next RM400k, to RM500k: 2%
  • Next RM500k, to RM1m: 3%
  • Above RM1m: 4%
  • Loan agreement stamping: 0.5% of loan

Why car HP feels cheaper than it is

Hire-purchase quotes a flat rate on the full financed amount for the whole tenure โ€” even as you pay it down. A 3.0% flat rate over 7 years is roughly 5.5โ€“5.8% effective. Always compare using the effective rate.

Personal loans: what to check before signing

  • Compare the effective interest rate, not just the monthly instalment.
  • Watch for processing fees, stamping, and Takaful coverage bundled into the loan.
  • Early settlement on some contracts still charges remaining interest โ€” check the settlement clause.
  • Keep total DSR under 65% so a rate change or emergency doesn't tip you over.

Frequently asked questions

How much house can I afford on RM 8,000/month?

At a 65% DSR cap and a 4.5% rate over 30 years, your maximum instalment is about RM 5,200, which finances roughly RM 1.06 million โ€” assuming no other loans. Every existing car or personal loan instalment directly reduces this.

Is the calculator's flat-rate car math accurate for Malaysia?

Yes โ€” hire-purchase in Malaysia charges interest on the full financed amount across the whole tenure. That's why we also show the effective rate (โ‰ˆ1.7โ€“1.9ร— flat), which is the honest number for comparison.

No. Everything is calculated in your browser. Nothing is sent to any server, and your inputs are remembered only on your own device.

What is MRTT (MOT) and do first-time buyers get exemptions?

MRTT stands for Memorandum of Transfer โ€” also called the MOT. It is simply the legal document that moves the property title from the seller to you. The cost we quote is the ad-valorem stamp duty charged on that transfer document under the Stamp Act 1949: 1% on the first RM100,000, 2% on the next RM400,000 (up to RM500,000), 3% on the next RM500,000 (up to RM1m), and 4% on anything above RM1m. Real Property Gains Tax (RPGT) is a different tax: it is charged on the profit a seller makes when disposing of a property, not on the transfer document, and it therefore does not apply to a buyer. First-time-buyer stamp-duty exemptions (up to RM500k) have been offered in federal budgets, but those schemes are time-bound โ€” confirm the current year's rules with LHDN or your lawyer before assuming you qualify.
