Every loan application passes the same five gates
Loan approval criteria are the fixed checks a Malaysian bank scores before it approves — CCRIS record, DSR, documented income, employment profile and collateral — and the first two decide most cases.
Bank officers do not weigh your story; they score five gates in order. Know the gates, fix the weakest, and the interview changes shape.

Gate 1: debt service ratio (DSR), the arithmetic gate
DSR is total monthly debt payments divided by verified income, and the new loan's instalment is included. Consumer banks commonly apply ceilings between 60% and 70%; the practical approval zone is 55% or below. A RM5,000-salary applicant with RM1,900 of commitments carries 38% before the new loan; add a RM1,100 car instalment and the file crosses most caps. Compute yours with a DSR calculator before applying, using net income and every commitment visible on your CCRIS report.
Gate 2: repayment conduct, read as a 12-month story
CCRRIS-style repayment tables are read for pattern, not perfection: one settled late payment is noise; rotating arrears across three accounts is a decision. Special-attention and restructured accounts need a sentence of explanation plus evidence. If your record is weak, repair it first with the 30-day record cleanup rather than applying on hope.
Gate 3: income stability and verification
Permanent employment: minimum 3, preferably 6 months of payslips, EPF contributions matching, and employment letter. Fixed allowances are haircut (often 50% or less); commissions and overtime are averaged over 3 to 6 months. Self-employed: 12 months of tax filings (Form B/BE) or audited statements plus 6 months of bank statements; bank-verified cash flow beats declared income. The gap between declared and verifiable income is where most files die.
Gate 4: document integrity
Every name, NRIC digit and figure must reconcile across payslips, EPF, bank statements and the application form. A single mismatch, an unsigned page, or statements missing the salary credit loop triggers a query cycle that adds weeks. Prepare the full pack in one pass using a document checklist rather than feeding documents on demand.
Gate 5: security, purpose and the human decision
Secured loans add valuation: the property or car must support the amount on the bank's valuation, not the seller's price. Unsecured loans weigh the reason: debt consolidation reads better than a wedding. Finally, officer judgement applies inside policy, which is why the same file passes at one bank and fails at another. Two well-spaced applications to different institution types is a strategy; five in a fortnight is a footgun, as the rejection playbook explains.

Frequently asked questions
What is the minimum salary for a loan in Malaysia?
There is no statutory floor; banks set their own, commonly RM2,000 to RM3,000 net for personal loans, and affordability is measured by DSR rather than salary alone. A RM3,500 salary with a clean record often beats a RM6,000 salary with heavy commitments.
Do banks check EPF records?
Yes. EPF contributions are cross-checked against declared salary; mismatches trigger queries. Contribution gaps where an employer underpaid are explained with the EA form or employer letter.
How many banks should I apply to?
Two or three, spaced weeks apart, targeted at institutions whose criteria fit your profile. Each application leaves a hard enquiry on CCRIS; a pile-up within days reads as distress.
